Real estate agent cost and mortgage payment questions?
I am planning to buy my first house soon and want to have a few questions answered before I start the process.
1. I know sellers pay for buyers' real estate agent most of the time. But what if I don't find the right home and want to walk away? Am I responsible for paying the agent?
2. I pretty certain about which neighborhood I want to look at. Should I find an agent from that area or one close to where I live now? And how do I find a good agent? Is it a hit or miss? I think I have heard enough real estate agent horror stories.
3. Lastly, I have a question about mortgage payment. The amount of interest for each payment is based on the last mortgage payment date. For example if my monthly mortgage payment is $2000. The first payment of $2000 will be discounted by 30 years. If I make extra payments toward the principal, will the end date use for discounting adjust accordingly?
The real estate agent gets paid commission on a percentage of the sales price of the house. If there's no sale, there's no pay for the agent. The only time you have to worry about possibly paying an agent's commission even when the deal falls through is if you decide in the middle of the deal to walk away for no good reason.
When you submit an offer, it usually contains contingencies that must be met or you reserve the right to walk away from the deal without penalty. This would be like the results of a property inspection, the transfer disclosure statement the seller fills out, funding for the loan going through, etc. If any of these become a deal breaker you can just walk away from the deal.
But, if you just get cold feet and back out of the deal, you could be on the hook for all fees paid in escrow so far, both agents' commissions they would have gotten, and even a monetary penalty to the seller.
I think you're better off finding an agent in the area where you're looking. They know the little pockets of "nice" in the neighborhood, which areas to avoid, etc. Of course, the best recommendation is word of mouth from someone you know and trust. If you don't know anyone, I would look in the real estate ad listings in the Sunday paper and look for the offices that have lots of listings in your area. You can then call them up and take your chances getting a good one. But, if you don't like the agent, you can contact the broker (the guy who's in charge of the office), voice your complaints, and have another one from that office assigned to you.
